Why Buyers Work with the
HomesGreaterAtlanta Team!

The internet can be a great research tool, and a wealth of information. However, it can NOT replace the experience and expertise of a licensed REALTOR®. Not all real estate agents/REALTORS® are the same.

  • We provide a copy and review with you the Real Estate Agency Disclosure.
  • We provide a copy and review with you the Buyer Brokerage Agreement as required by law.
  • We explain the benefits of using a Buyers Broker/Agent.
  • We put you in touch with lenders who determine the approximate price range for which you qualify. This is called pre-qualifying, and includes an in-depth inventory of your resources, and a discussion about credit. You should put in a loan application and get totally pre approved for your loan.
  • We explain the use and benefit of a lender pre-qualification letter and a lender pre-approval letter.
  • We assist you in developing a prioritized list of the criteria you can use to select the best home for you.
  • We help you keep on track with your criteria when analyzing the pros and cons of various properties.
  • We provide a copy of the purchase agreement form before the time comes to sign. This gives you time to familiarize yourselves with it.
  • We provide a good understanding of potentially appropriate neighborhoods in your price range.
  • We provide facts regarding any known existing or possible negative aspects of all areas you are considering.
  • We search properties listed in the Multiple Listing Service for appropriate homes.
  • We contact owners of property or real estate companies and arrange to show homes to you..
  • We explain and define real estate terminology as needed throughout the buying process.
  • We inform you about the values in the neighborhood and inform you of the positives and negatives of the homes that you are interested in.
  • We provide information about the sellers motivation for selling, if known.
  • We provide a comparative market analysis to determine an appropriate offering price.
  • We write an offer which best meet your needs and protect your interests.
  • We provide explanations of particular clauses of the agreement if needed.
  • We ensure that the events and conditions agreed upon in the contract can be realistically performed within the time limits provided.
  • We explain how offers to purchase property are presented.
  • We provide our professional negotiating experience.
  • We help remove negotiating obstacles before they arise by knowing the financing and escrow process.
  • We suggest minor modifications which may allow the seller to accept the offer, and which may not make a significant difference to you, the buyer.
  • We suggest several reputable service companies for a house inspection.
  • We suggest several companies who can supply a Pest control Inspection.
  • We make arrangements for the various inspections, as required.
  • We help interpret which report items are serious, and which are relatively minor.
  • We re-negotiate with the seller to fix or pay for items from the inspection, which are important to you, or a matter of health and safety.
  • We arrange to view a Sellers Property Disclosure Statement in a timely manner.
  • We review Sellers Property Disclosure Statement for items of concern.
  • We help gather more information about any items on that disclosure which may be of concern to the buyers.
  • We explain the role of the closing attorney and the closing process.
  • We review terms, price and projected closing date with your closing attorney.
  • We closely follow the deadlines listed in the contract, assuring that buyer and seller perform as agreed. A critical task, as an error in timing can nullify the agreement.
  • We work with the lender to provide information and approvals within the agreed time frames.
  • We provide regular weekly updates on progress to buyer and to sellers REALTOR®.
  • We explain the protections provided by a Home Warranty Plan.
  • We order a Home Warranty, if requested.
  • We explain Home Owners Insurance requirements.
  • We assist in arranging for Home Owners Insurance, if requested.
  • We provide a list of the telephone numbers of local gas, electric, water and garbage service companies, also the phone company.
  • We help you, the buyer, locate temporary housing if needed.
  • We conduct a final walk through inspection of the property with you to be sure nothing has been changed since the purchase agreement was ratified.
  • We make arrangements to rectify any problems discovered during the final viewing.
  • We explain closing statements
  • We check closing statements for accuracy.
  • We attend closing with buyers to help explain any questions.
  • We at all times protect the buyers interests.
  • We will be there to help you every step of your home buying process.

What is Expected of You

  • Be honest with your REALTOR® and your loan officer.
  • Always let us know what you like and don’t like about each home you see.
  • If you have questions on a house or ad you’ve seen, call us. If you do call the listing company or if you visit an open house, don’t give them your name. Tell them that you have a REALTOR®.
  • If you need to sell a home before you can buy, you need to get it listed before you seriously start looking at homes to buy. We can help you get your home sold fast. For best negotiating advantage, it is best to wait until your home has a contract on it before you write an offer on your next home.
  • Be ready to move fast when we find a good home for you. If it’s right for you, it’s probably right for someone else, too. That is why you need to be pre-approved with your lender up front.

We appreciate your loyalty.
